What about my property description, is this important?

What is a Home Report?
What is a Home Report? The Home Report was introduced in Scotland in December 2008, it’s a legal document required for residential properties being sold in Scotland, and is designed to give you and potential buyers a clear understanding of your property’s condition and market value. Your Home Report is made available for prospective buyers for the duration that your property is for sale and includes four key sections:
1. Single Survey: A detailed evaluation of the property’s condition, highlighting any significant issues and repairs needed.
2. Energy Report: An Energy Efficiency Rating that assesses the environmental performance of your property.
3. Mortgage Valuation Certificate: An assessment of the property’s market value for lending purposes, required by mortgage lenders to ensure the property is worth the amount being borrowed.
4. Property Questionnaire: A questionnaire completed by the seller, providing essential information about the property and its ownership.
Your Home Report helps you set an appropriate asking price for the sale of your property. Setting the right asking price for your property can be one of the most critical factors in successfully selling your home. Depending on local property market conditions and the overall state of demand in your area, generally, it is good practice to set your asking price at £5,000 to 10,000 below home report valuation.

What happens if I have my own Home Report?

I don't have a Home Report yet, can you do this for me?
Yes – if you don’t have a Home Report organised yet, we can arrange this for you. We provide the Home Report services of a locally based firm of chartered and certified property surveyors, streamlining your property sales process to ensure it’s simple, efficient and affordable.
Your Home Report is prepared by a Chartered Surveyor who is a member of the Royal Institution of Chartered Surveyors (RICS) and a registered property valuer. The firm is a well established Scottish based company, who are on the lenders panels and provide everything that is legally required to sell a property in Scotland, as stipulated by the Scottish Government.
How long does it take you to undertake a Home Report?
Our Mission is to provide the best service in Scotland and, in order to accommodate our customer’s busy lives, that means that we don’t work regular hours. It also means that we aim to deliver your Home Report draft within 2 working days of undertaking the home survey, and an additional day to finalise the report.
Can my Home Report be easily downloaded from my property listing?
Absolutely! Prospective buyers can effortlessly view and download your Home Report online directly from your property listing. This offers a significant advantage, as many East Agents require you to request this information, which can be time-consuming and less convenient.
