If you don’t have a Home Report organised yet, we can arrange this for you. At YOURMOVEPROPERTY, we provide Home Report services in collaboration with a recognised firm of chartered and certified property surveyors, streamlining your property sales process to ensure it’s simple and efficient. Your Home Report is prepared by a Chartered Surveyor who is a member of the Royal Institution of Chartered Surveyors (RICS) and a registered property valuer.
What is a Home Report? A Home Report is a legal document required for residential properties being sold in Scotland, and is designed to give you and potential buyers a clear understanding of your property’s condition and market value. It provides important information about your property, and includes four key sections:
1. Single Survey: A detailed evaluation of the property’s condition, highlighting any significant issues and repairs needed.
2. Energy Report: An Energy Efficiency Rating that assesses the environmental performance of your property.
3. Mortgage Valuation Certificate: An assessment of the property’s market value for lending purposes, required by mortgage lenders to ensure the property is worth the amount being borrowed.
4. Property Questionnaire: A questionnaire completed by the seller, providing essential information about the property and its ownership.
Your Home Report helps you set an appropriate asking price for the sale of your property. Setting the right asking price for your property can be one of the most critical factors in successfully selling your home. Depending on local property market conditions and the overall state of demand in your area, generally, it is good practice to set your asking price at £5,000 to 10,000 below home report valuation.
